I am new to this business. I have a room I am seeking to short term lease through AirBnB and my investor friends suggested I com learn these tools for when I am ready to expand my investments into wholesale or forclosure properties possibly.  I was wanting to use my own house to caluculate it's value. I own it paid in full so there is no debt attached to it. And renting out the new additions i built will help pay for the renovations on the rest of house and I am also intersted in another house near mine. For creating either  rental income or wholesale for other investor after it's reno. I am retired getting a late start at re-stabilshing my nest egg and possilbly a legacy. I puchased my home as a means to manage and care for my syblings who were older and needed care. They have since moved on and I am on my own mostly so investing makes the most sense to me.
