All of our properties are acquired according to strict investment criteria, under market value, and are located in neighborhoods specifically targeted for stability, growth, and turnaround speed. Every property D&G presents to its investment partners will come with a full analysis. Our investment analysis is performed individually, by a licensed REALTOR® using up-to-date market data from the MLS. That data is run through our tested algorithmic system to determine the quality of the investment and return potential. Renovation costs are estimated conservatively against our historical costs and updated national averages (RS Means). Every investment is collateralized against real property, minimizing the exposure for our partners. We don’t deploy capital from investment partners that we don’t also deploy our own funds for. All private money partners of D&G Capital LLC are given first lien position on the target property, and are named as beneficiaries on the insurance policies taken out on each and every property.
