It is a process I use to locate homes that are currently listed on the open market that need work, are equity heavy, or have some other factor that I believe should make the owner open to an offer below asking price. I then visit the properties, create a property condition report, rehab estimate, and ARV analysis on the property.I also own a Matterport Pro Camera. I use this to create a 3D virtual tours so that my buyers and investors can walk through a property digitally, take measurements of spaces, get quotes from vendors, and collaborate with other members of their team on a remodel project.I am currently based out of Georgetown Texas and a member of 3 different MLS systems where I am able to mine for MLS gems.
