    I am curious how many people self manage vs using a property manager?

    Well I do an interesting combination of the the two. I self-manage through my PM company. While I can control the over all flow of the policies of the company I like that there are people who manage my tenants for me leaving me out of it. Its a burden and a blessing. I can't change policy on a whim just for the sake of my portfolio but I also have more control over the direction if I handed it off to a 3rd party management company.

    My grandfather was an investor and he always said that an investor who does it all is an investor that won't grow. He had handymen that did day to day repairs and a bookkeeper (this was mostly before PMs really existed). If you get bogged down with the day to day operations of your portfolio at some point you won't be able to effectively grow because you will be sacrificing growth time for management time.
