I want to sell my land and have tenants living on it. How do I start? what form do they need to fill out acknowledging they own the trailer they live in and are aware of the sell of property.

There are two options- either wait for the lease to expire or sell the house while tenants are living. Start with furnishing the place. Work on lawn maintenance, curb appeal and fix interior and exterior damages on the property. After maintenance, start advertising the property or consult a real estate agent for property selling!

If you have any agreement with the tenant and there specified the date of leaving, then you can face problems. Otherwise, you must tell the tenants before one-month of the selling of your land. If they don't agree with you then you can take any legal action.

Wait for the tenant's lease to expire or try talking to them about your plan. Make sure both of them are getting some benefits rather than taking up the issue legally!

I would ask the existing tenants if they would like to own the property with you offering seller financing before making other plans for it.
