I wouldn't stress to much about a bullet point on your card. That's really not going to make the difference. Allocate more time to figuring out how you will find leads and what you will say in that marketing.

I have bought a number of properties outside my market (non in Indianapolis). I now buy off-market and create great deals this way so have only been buying in my home market the last few years.

I do cold calling in house but hear people talk about call geeks a bit. I would want to make sure you have done some cold calling first and understand how to make it work. Otherwise it will make it hard to manage your outsourced team.

I would pay the contractors over several draws so you ensure that they are doing the work before you pay them.
